Architect – High-End Residential & Hospitality Projects

About the role

OBMI is seeking a registered architect to join its Bermuda studio. You will lead high‑end residential, renovation and hospitality projects from concept through to occupancy, working closely with multidisciplinary design teams and clients across the island.

Key responsibilities

• Lead projects through all phases: concept, schematic design, permitting, tender, construction administration and handover.
• Maintain quality control, schedule and budget, and allocate resources for project teams.
• Coordinate consultants, ensuring compliance with local planning, accessibility standards and international model codes (IBC, IRC, ANSI A117.1, ADA, NFPA).
• Prepare and present high‑quality presentation material and lead client meetings.
• Administer building contracts (preferably AIA), conduct site inspections, issue instructions, valuations and certifications.
• Mentor junior staff and contribute to studio standards and workflows.
• Support business development by generating leads and building client relationships.

Required profile

• Registered architect (ARB, AIA or equivalent) with at least 5 years post‑registration experience.
• Proven track record of managing projects from schematic design through construction administration.
• Strong knowledge of international model codes and standards (IBC, IRC, ANSI A117.1, ADA, NFPA).
• Experience administering AIA‑type contracts and working directly with contractors on site.
