Building Operator III

About the role

The Building Operator III is a technical position responsible for the general operations and preventive maintenance of a facility and its equipment, including the safe operation of steam and low-temperature hot water boiler systems. The operator may take part in specific repair work and assist other trades, subcontractors or colleagues on complex equipment. The position reports to the Working Foreman and Facility Supervisor.

Key responsibilities

• Daily walkthrough, inspection and condition reporting of all areas of the facility
• Control equipment maintenance, building structures and property in line with approved practices, and keep accurate logs and work order records
• Supervise, operate and carry out preventive maintenance of technical systems, including steam systems, reverse osmosis plant, HVAC, plumbing, electrical systems, fire and life safety systems, building automation and medical gas/air systems
• Maintain and repair boiler systems, plumbing fixtures, lockable hardware and architectural finishes
• Carry out routine, urgent and emergency repairs and respond to help desk maintenance calls within agreed times
• Conduct scheduled building inspections, create corrective work orders and report technical abnormalities to management
• Operate the sewage treatment plant during operator absences and vacations, and lead toolbox talks when required

Required profile

• Minimum 1 year of operating and maintenance experience
• Good knowledge of building and facilities maintenance, and understanding of plumbing, HVAC, electrical and mechanical systems
• Ability to work rotating shifts to cover the facility 24/7/365
• Willingness to complete safety training (lockout/tag-out, fall arrest, confined space, WHMIS, CPR/first aid) and building system training courses
• Ability to work under pressure in a fast-paced environment and to communicate work orders clearly

Required skills

• Safe use of hand and power tools common in HVAC, electrical and mechanical trades
• Understanding of plumbing, HVAC, electrical and mechanical systems
